It’s Thursday, August 6th. Microsoft says Russian intelligence has been hijacking hotel Wi-Fi since May, and told the world about it three months later. Booking Holdings appears constantly inside AI answers and gets under 1% of room nights from them. Airbnb just swallowed Lark's entire 75-hotel portfolio. Accor is telling owners AI can cut costs 20%, Wyndham is running 260,000 guest conversations a day, and Marriott just posted its best US quarter in three years. Somebody is going to be right about all this. |

📢 Shoutout to Sarah Koppit, Managing Editor at Skift for joining me on the HotelTechInsider podcast this week to dive deep into question on everybody’s mind: “Are hotel chains still adding the value that they use to for owners?” |

GOING DEEPER |
1. Microsoft Attributes Global Hotel Wi-Fi Compromise to Russian State Hackers |
Microsoft has attributed a worldwide compromise of hotel and conference Wi-Fi captive portals to Russian state-linked hackers, who are stealing Microsoft 365 credentials and installing malware on corporate travelers' laptops. Guest Wi-Fi is now a documented attack vector that reaches the corporate accounts of the exact business travelers hotels compete hardest to win. The exposure sits in the captive-portal vendor layer that most properties outsource and never audit, which means a hotel can be compromised without anyone on property touching a keyboard. |
🔑 Key takeaway: Corporate travel buyers will start asking about this in RFPs, and a compromised network is a contract risk, not just an IT incident. Contact your guest Wi-Fi and captive-portal provider this week and get written answers on patch status, remote administration access, and whether their shared management infrastructure was affected. 2. Airbnb Adds Lark Hotels' 75-Property Portfolio to Its Platform |
Airbnb signed a boutique operator with roughly 100 hotels behind it and put the full portfolio on the platform, moving from stated intent in May to executed supply in August. Airbnb is now a live distribution channel for independent and soft-branded inventory, competing for the same experiential leisure demand that drives soft brand affiliation decisions. Owners of distinctive properties gain a channel that costs nothing to test, and hotel brands lose one of the arguments they use to justify their fees. |
🔑 Key takeaway: Airbnb is recruiting portfolios, not individual properties. Zameryka said the company is open to more brand partnerships matching the distinctive and localized profile. Management companies and small collections have more leverage in that conversation than a single independent asset does. Read More → |
3. Booking Holdings Says LLM Referrals Remain Under 1% of Room Nights |
The largest online travel agency in the world reports that AI referral traffic is under 1% of room nights and flat, while its brands appear constantly inside LLM answers. Visibility inside AI results is not yet producing bookings at any scale, which sets a realistic ceiling on what hotels should expect from AI discovery spend this year. The cost side is where AI is paying now, with Booking cutting customer service cost per booking at a double-digit rate while raising its savings target to $650 million by 2027. |
🔑 Key takeaway: AI is producing measurable returns in cost of service and not yet in demand generation. Pull your own LLM referral traffic from analytics before your next budget cycle so you are pricing AI visibility work against a real number instead of a vendor's projection. Read More → |

PODCAST SPOTLIGHT Skift Editor-in-Chief on Why Hotels Are Going Independent |
What if the biggest competitive advantage for the next generation of hotel owners is knowing when not to fly a flag? |
In this episode, Skift Editor-in-Chief Sarah Kopit - formerly a managing editor at Bloomberg - joins Hotel Tech Insider to unpack why more hotel owners are questioning the economics of traditional franchise relationships. Her reporting reveals a surprising shift: while actual de-flagging remains relatively limited, the conversation around independence has moved from fringe idea to legitimate strategic option for owners evaluating expiring franchise agreements. |
For experienced hoteliers, the episode goes beyond the usual “brand vs. independent” debate and gets into the operational mechanics making independence more viable. |
